Hi mate,

Following on from our chat outside the footy — we're finally ready to get moving on the bathroom at 12 Smith Street Collingwood. It's the main one upstairs, the ensuite is fine, leave that alone.

Basically we want the whole lot ripped out. Tiles, vanity, the old cast iron bath which probably weighs a tonne, shower screen, all of it. Then new everything. Sarah wants a freestanding bath if it fits, otherwise we'll do a big walk-in shower — she's still going back and forth on that one honestly.

I've stuck some photos on here from the weekend so you can see the state of it. There's a bit of water damage in the corner near the window which I'm guessing is not great news.

No massive rush but we'd like it done before Christmas if that's realistic. Can you come have a look and give us a price? I'm around most afternoons after 2.

Two things to watch: the bath is cast iron so budget for the lift, and Dave's flagged possible water damage near the window. Fixture spec isn't settled — freestanding bath or walk-in shower, they're still deciding.
